Terms and conditions
These Terms & Conditions are applied to all and any Contracts entered into by NPimenta Sociedade Unipessoal Lda. (the managing entity of Cerquido by NHôme) and its Clients, and apply to all reservations, accommodation agreements, and the use of all services provided by Cerquido by NHôme.
Check-In / Check-Out
Check-in is available from 3:00 PM. To ensure an earlier check-in, you must book the previous night. However, if rooms are available at the time of your arrival, early check-in may be possible. You can also leave your luggage to be stored free of charge.
If you need to check-in after 8:00 PM, you can complete a pre-check-in and receive all instructions on your mobile device to access Cerquido by NHôme. The Cerquido by NHôme team will then welcome you in person.
You must check out by 11:00 AM. If you wish to keep your room after 11:00 AM, please contact the Cerquido by NHôme team. This service is subject to availability and the following additional charges will apply: 50% of the room rate for check-out until 6:00 PM; the full room rate for check-out after 6:00 PM.
Changing Reservations and Cancellations
You can change your reservation free of charge up to 14 days before the start of your stay. If you change your reservation after this date, the cost of the first night will be deducted. After this date, cancellations will incur a 100% charge of the total reservation value.
If you cancel up to 14 days before check-in, a 50% charge of the total reservation value will apply.
Any cancellation must be requested via email at booking@cerquido.nhome.pt.
In case of no-show, the total amount of the stay will be charged.
Houses and Services
Smoking is only allowed in outdoor areas. We ask for your cooperation not only because it is a legal requirement in Portugal, but also for health and hygiene reasons.
It is the policy of Cerquido by NHôme not to provide extra beds, aside from the spaces equipped with sofa beds, due to the unique characteristics of the accommodations. However, we do offer cribs free of charge for children up to 2 years old, which can be placed in the same room as the parents in designated areas (options available upon prior request and consultation with Cerquido by NHôme).
As a mountain retreat, we are happy to welcome your four-legged friends. However, to ensure all our guests enjoy a peaceful environment, Cerquido by NHôme accepts only one pet (dog and/or cat) per pet-friendly accommodation, with a weight limit of 15 kg. An additional fee of €75 per pet, per stay, will be charged for hygiene reasons. Please contact us if you wish to bring your pet along.
Pools and Jacuzzis
Cerquido by NHôme offers a panoramic outdoor pool with views over the Lima Valley and Serra D’Arga, as well as an indoor heated pool and two jacuzzis, one of which has a chromotherapy system. Please note that these areas are not supervised, but are monitored and treated daily with products to maintain the proper pH, temperature, transparency, and chlorine levels.
To ensure everyone can enjoy these areas to the fullest:
– Diving or jumping is prohibited;
– The use of mattresses, inflatable rings, and/or balls is prohibited;
– It is not allowed to reserve and occupy sunbeds, chairs, or poufs with personal items during extended absences.
– Bicycles and pets are not allowed in the entire area surrounding these facilities;
– For safety reasons, glass containers are not allowed in the pool and jacuzzi areas.
– We recommend protecting yourself from sun and heat exposure and avoiding sudden entry into the water after long periods of sun exposure;
– Cerquido by NHôme is not responsible for any accidents that occur in these areas.
Insurance and Liability Waiver
Cerquido by NHôme holds a Personal Accident Insurance and also a Civil Liability Insurance related to Hotel Operations, which cover situations required by law. However, you will be asked to sign a liability waiver for certain activities, thereby agreeing to the mandatory use of safety equipment and acknowledging that participation in these activities is entirely voluntary. This means that, in addition to what is required by law, the responsibility for participating in these activities lies solely with the participant or the person legally responsible for them.Insurance and Liability Waiver
Special Events & Dates
For special events held at Cerquido by NHôme, including on special dates, full pre-payment will be required to confirm the Client’s reservation. Cerquido by NHôme will contact the Client to request payment authorization.
Protection of the Surrounding Area
Given the setting of Cerquido by NHôme in a mountainous area, we ask for your attention in ensuring that your actions do not jeopardize this heritage:
– Dispose of your cigarette in the designated receptacles and ensure it is fully extinguished.
– Dispose of waste in the appropriate bins.
– Avoid leaving outdoor lights on when not necessary.
Contract
The Contract constitutes the entire agreement between the parties (NPimenta and Client), supersedes any prior agreement or understanding and may not be amended except in writing between the parties. All other terms, expressed or implied in the articles of association or otherwise, are excluded to the extent permitted by law. No failure or delay by either party in exercising its rights under the Contract shall be deemed a waiver of that right, and no waiver by either party of any breach of the Contract by the other party shall be deemed a waiver of any subsequent breach of the same or any other provision. Portuguese law applies to the Contract and the parties agree to submit to the non-exclusive jurisdiction of the Portuguese courts.
Provisional reservation and confirmation of reservations: If NPimenta confirms the reservation, the Contract will be conditional on the provision of the Client’s credit card details and the authorization to deduct expenses (including cancellation fees). If the credit card details and payment authorization are not given to NPimenta by the Customer, then subject to charges owed to NPimenta, the Contract shall cease to have effect. The services subject to the provisional reservation will be released to be sold again without any obligation to notify the Customer.
Service Provision & Payment: NPimenta will provide the services described in the Contract. The Client, for their part, will provide NPimenta with all necessary information or data related to the services, within the time required to allow NPimenta to deliver the services according to the Contract. The Client will ensure that all information is accurate. NPimenta may, at any time and without notice to the Client, make changes to the services necessary to comply with any safety requirements or statutory demands, as long as these do not significantly affect the nature or quality of the services.
Cancellation Fees for Groups/Events or No-Show: The Client agrees to pay fees to NPimenta in the event of cancellation of services or if the Client and/or their guests fail to show up at the specified time and date. NPimenta will provide a cancellation number to the Client in the event of a cancellation, which will be used in any future negotiations with NPimenta.

Changes to Requested Services: Any changes to the number of people, accommodation, and food and beverage requirements for the services, as well as any other modifications or additional costs, will be agreed upon in writing by the Customer and NPimenta.
Responsibility regarding Cerquido by NHôme: When NPimenta provides Services that include any services provided by third parties, NPimenta will not be responsible for offering any guarantees or other terms of liability regarding their quality, suitability for a particular purpose, or others. However, NPimenta will, whenever possible, provide the Customer with the benefits of any guarantees or indemnities provided by the service provider to NPimenta. NPimenta will not be liable to the Customer for any losses, damages, costs, expenses, or other claims arising from any instructions provided by the Customer that are incomplete, incorrect, inaccurate, illegible, out of sequence, or in the wrong format, or resulting from their late arrival or no-show, or any other failure by the Customer. Except in the case of death or personal injury caused by NPimenta’s negligence, or when expressly provided for in these Terms, NPimenta will not be liable to the Customer for any representation (unless fraudulent) or any implied guarantee, condition, or other terms, or any obligation under common law, or under the express Terms of the Contract, for any loss of profit or other indirect, special, or consequential damages, costs, expenses, or other claims (even if caused by NPimenta’s negligence, or the negligence of its employees, agents, or others) arising out of or in connection with the provision of services (including any delay in the provision of services or the inability to provide them) or their use by the Customer. NPimenta’s total liability under the terms of the Contract shall not exceed the amount of NPimenta’s charges for the provision of services, except as expressly provided for in these Terms.
Termination: NPimenta may, at any time, terminate the Contract by providing written notice to the Customer if the Customer breaches any of these Terms, or if the Customer enters into liquidation, becomes bankrupt, makes a voluntary arrangement with their creditors, or appoints a trustee or administrator.
Customer Responsibilities: The check-in and check-out times for accommodation at Cerquido by NHôme are, respectively, 3:00 PM and 11:00 AM. The Customer is responsible for their own behavior and also for the behavior of their guests at Cerquido by NHôme, particularly for the orderly conduct of guests attending any events or staying at Cerquido by NHôme, as well as for any other use they make of the services. The Customer will ensure that no noise or disturbances are caused to Cerquido by NHôme or its other guests and clients. The Customer agrees to comply with any reasonable requests made by Cerquido by NHôme and with the policies of NPimenta regarding the provision of its services, which may be changed from time to time. If a guest of Cerquido by NHôme wishes to have any item received or require assistance before arrival or after departure, they must notify Cerquido by NHôme in advance. Cerquido by NHôme reserves the right to refuse to accept such items. Any costs incurred regarding the return of such items will be borne by the sender. All items will be the responsibility of their owner and may be subject to inspection. Please note that if any item is sealed or closed, it is the responsibility of the owner to facilitate access to it. NPimenta is not responsible for any flooding, fire, or damage caused to the items. Smoking is only permitted in outdoor areas. All guests arriving without a reservation or making a reservation on the same day must provide photographic identification upon arrival, regardless of their nationality.
Responsibility for the use of the room or house, safe and charges to be settled: The Client understands that his/her signature on the registration card constitutes authorization to use the registered credit card to pay for his/her present and future stays. This does not release you from responsibility for the bill presented at the time of your stay. The Customer also admits to being personally liable in the event of total or partial non-payment of these expenses by the person, company or third party indicated. Cerquido by NHôme is not responsible for money, jewelry or other valuables that may have been lost, stolen or left in public areas, general access areas or private vehicles. In accordance with hotel legislation, the use of the room safe does not imply any civil liability for Cerquido by NHôme.
Photography and filming: All photography or filming for commercial purposes will be authorized by a member of the Cerquido by NHôme executive team. No photography or filming may take place in any area of Cerquido by NHôme, under any circumstances, without the representative assigned by Cerquido by NHôme itself. Cerquido by NHôme employees and uniforms, even partially, will not be photographed or filmed and no function performed by the team will be represented for the purposes of photography or filming. The use of the Cerquido by NHôme name, its commercial photographs, Cerquido by NHôme images and the Cerquido by NHôme logo, including registered trademarks or trade names, requires the prior written consent of Cerquido by NHôme. Cerquido by NHôme will take appropriate legal measures to curb any abuse or unauthorized use of the items listed above.
Intellectual property rights: All information, data and materials presented on this website, including names, logos, content, etc., as well as the color palette and layout of the website, are subject to copyright, trademark rights, database rights and/or other intellectual property rights. Such content may only be used if authorized by Cerquido by NHôme and if used strictly for personal, non-commercial purposes. Any other use and/or reproduction of this content, without the prior written consent of Cerquido by NHôme, is prohibited and constitutes a breach of these Terms and may infringe the intellectual property rights of Cerquido by NHôme.
Security policy: Cerquido by NHôme is not responsible for the loss, damage or theft of money, jewelry or other valuables left in the rooms. Any breakage or disappearance of equipment in the apartment during the stay will be the sole responsibility of the client. Signing the “Registration Form” authorizes the hotel to use the credit card referred to by the client to settle the expenses incurred during the stay.
Data protection policy: By checking in online, you are authorizing the processing of your personal data entered in the form by Cerquido by NHôme for the purposes of the Hotel’s internal management in accordance with national and EU laws in Portugal. I also authorize Cerquido by NHôme to use the data entered on this form for promotional and marketing purposes for the Hotel itself, through any communication channel.
